Why Stockton homeowners choose Priory.
Stockton is one of our most regular working patches — around 20 minutes up the A66 from our Darlington yard. We're familiar with the housing stock, the ground conditions along the Tees, and the drainage constraints that come with a high water table close to the river.

Local property knowledge
Ingleby Barwick's 90s and 2000s builds, Yarm-adjacent Eaglescliffe properties, older Norton and Hartburn semis, and town-centre terraces all have very different needs. We adjust sub-base depth, drainage routing and material choice for each.
What Stockton customers most often ask us to do:
- Resin and block driveways on Ingleby Barwick and Wynyard estates — often replacing tarmac laid by the builder over a thin sub-base.
- Porcelain patios on rear extensions in Eaglescliffe, Hartburn and Norton, cut in flush with bi-fold thresholds.
- Full landscaping and retaining walls on sloping plots down towards the Tees at Preston-on-Tees and around Egglescliffe.
- Artificial grass installs on shaded gardens in Fairfield and Roseworth where real turf never establishes.
- Sleeper beds and pergolas on family gardens in Norton, Bishopsgarth and Elm Tree.

The things we plan for in Stockton that inexperienced installers miss.
Stockton's proximity to the Tees, mix of estate ages, and clay-plus-sand sub-soils all matter. The stakes are especially high on plots with a high water table — where inadequate drainage design shows up quickly.
High water table near the river
Properties within a few hundred metres of the Tees, particularly around Preston-on-Tees, need drainage designed to work at high groundwater levels. Standard shallow soakaways can back-fill in winter — we assess and specify accordingly.
Builder-grade sub-bases on new estates
Ingleby Barwick and Wynyard estates were built to price. Original driveways often have 75mm of sub-base where 150mm was needed. Overlaying without correcting this guarantees future failure — we say so honestly at survey.
Coastal-influenced wet winters
Stockton catches driving rain off the coast. Falls set at less than 1:80 leave standing water for days; we always set 1:80 minimum away from the house, with ACO drains at the threshold.
Older semis with settled ground
1930s and 50s Norton and Hartburn properties often have decades of settled ground behind them. We probe the sub-grade at survey to catch any voids or old paths hidden under the current surface before quoting.
Same clear process, every job.
