What it is
A full patio installation — from breaking out old slabs or grass to sub-base, mortar bed, cut-in edges, pointing and clean-down. Optional steps, retaining sleepers, drainage channels and lighting integrated at build stage rather than bolted on later.
Who it's for
Homeowners who want an outdoor room that gets used from March to October — for family dinners, entertaining, a hot tub, or simply an uncluttered space to sit. Also for anyone tired of a patio that shifts, pools water or grows moss in every joint.
When it's needed
When the existing patio is uneven, slippery or cracked; when you're extending the kitchen and want the paving to flow out through bi-folds; when you're re-planning the garden; or when a hot tub, pergola or outdoor kitchen needs a proper base.
Why professional install matters
Patios installed on a spot-and-dab mortar bed or sand alone will rock, crack and stain within 2–3 years. Full mortar-bed installation with a slurry primer on the underside of each slab is the only method that consistently holds up — and it's what every reputable manufacturer specifies.
What happens when the job is done cheaply — or left too long.
A patio you're embarrassed to sit on stops being used. Most 'bargain' patios fail the same way — hollow slabs that rock underfoot, black staining from picture-framed mortar, joints growing weeds every summer, and standing water inches from the house wall.
Slab rock & hollow sounds
Spot-bedding (five dabs of mortar per slab) leaves voids underneath. Frost gets in, water freezes, slabs lift and crack.
Picture framing & staining
Cheap sandstones drink moisture from beneath. Without a slurry primer, mineral salts wick up and leave permanent dark borders around every slab.
Water at the doorstep
No falls, or falls set toward the house, put rainwater against the DPC. Damp inside the wall follows within a couple of seasons.
Common mistakes we're called out to fix:
- Laying porcelain on a standard mortar bed without a slurry primer — porcelain is dense and needs a chemical bond, not a mechanical one.
- Pointing with kiln-dried sand instead of a proper mortar or resin joint — sand washes out in the first heavy rain.
- Falls set at less than 1:80 — not enough to shed water; standing water then stains everything.
- Cutting slabs on the drive with a wet saw and letting slurry run across the new patio — permanent grey shadow across otherwise perfect stone.
- Butting stone tight to render or brick with no expansion — first freeze pushes both surfaces and you get hairline cracks along the wall.

Excavation & sub-base
Dig out to the correct depth, install geotextile membrane, compacted MOT Type 1 sub-base with a whacker plate — the layer no-one sees but everything depends on.

Full mortar-bed installation
Every slab laid on a full wet mortar bed with a slurry primer on the underside. Slabs tapped level to a laser line with 1:80 minimum fall away from the house.

Pointing, cutting-in & drainage
Cut-in edges to walls and steps, jointing with the correct compound for the stone (resin for porcelain, mortar for sandstone), ACO drains where required.

Clean-down, sealing & handover
Full pressure wash, optional sealing for sandstone, walkaround with you, written guarantee and aftercare notes.

Full mortar-bed method
Every slab bedded properly — no rocking, no hollows, no early failure. It's slower to lay and it's the reason our patios don't come back.
Typically 2–4 days on site
Most residential patios up to 40m² finish in 2–3 days. Larger or multi-level patios run 4–5 days.

Every stone type behaves differently. Experience means we know which sandstones stain, which porcelains chip, and which concrete ranges keep their colour.

The stone you pick sets the mood of the whole garden — but it also decides how much maintenance you'll do, how it behaves in frost, and how it looks in ten years. Here's what actually happens with each of the four stone types we install most often.
Indian sandstone
Riven, hand-cut natural stone in warm buff, grey and multi-colour tones. Popular for cottage-style and traditional homes. Behaviour: porous, so it needs a slurry primer under every slab and benefits from a breathable sealer above. Warm, natural texture. Prone to some colour variation slab-to-slab (which most people love) and occasional black staining if under-bedded. We only source from suppliers with ethical quarry practices.
Porcelain paving
Vitrified porcelain, typically 20mm thick, in modern uniform tones — light greys, black basalt, wood-effect planks and concrete-effect large-format tiles. Behaviour: virtually non-porous, so no staining, no moss, minimal maintenance. Denser than natural stone so it needs a slurry primer on the underside and a diamond blade to cut. Slightly cooler underfoot in summer, which many customers actually prefer. Fantastic for a clean, contemporary look flowing out from bi-folds.
Concrete paving
Manufactured slabs from most major UK ranges — riven, textured or smooth finishes. Cost-effective and very consistent in colour and size. Behaviour: uniform, easy to lay to a very tight tolerance, huge variety of formats. Manufacturer guarantees (typically 5–10 years) come with proper installation to spec. Great mid-budget option that still looks smart.
Slate slabs
Riven natural slate in deep greys and blacks. Distinctive, characterful, and very hard-wearing. Behaviour: dense and non-porous once sealed, striking dark tones that lift lighter render and stone walls. Some slates can be slippery when wet if not textured — we'll advise on which ranges suit patios versus paths.
Steps, retaining walls & levels
Most gardens aren't perfectly flat. We build in retaining sleepers, low walls, drop-edges and integrated steps at design stage rather than as an afterthought. Steps are always built with a supporting sub-base, not corbelled off the patio — a common cause of step failure.
Drainage, jointing & sealing
Falls set at a minimum 1:80 away from the house. ACO linear drainage where the patio meets bi-folds or French doors so no rainwater can back up against the threshold. Jointing compound matched to the stone: cementitious mortar for sandstone, two-part resin (Geo-Fix, Azpects EASYJoint or similar) for porcelain. Sealing is optional and stone-specific — we'll tell you honestly whether yours needs it.
